other considerations are,   

what the BER is for? Selling/Letting/New Build/Grant/Other
have any of these extras been added?  Attic conversion/ Conservatory/Extension/Garage Conversion/Heat Pump Heating System
Can you send on an Eircode? 
will you need to have an additional BER done if  you are making adjustments to the home at the moment?
what time frame do you need it done in? I have a vacancy next week, I could possibly get you in.
