NOTE: I know that the agent may be pushing to have the survey done within 7 days. This is to ensure that the momentum of the sale is kept up. Normally, they will be happy to see the Valuation organised and contracts drawn down by your solicitor and an appointment organised for the survey. If the survey appointment runs over for a few it should not be a problem.
This quotation is for a full visual inspection of the property (level 2/3), which would be the standard survey for this type of property. This is a limited inspection (that means there will be no opening up, which is standard in a house survey. Because, at this stage, you do not own the property yet, and I am invited in to look at the property only). On completing the inspection, a signed copy will be emailed to you, and a hard copy will be put in the post if requested. Once you have received the survey, I would recommend that you ring to discuss the survey with me.
The Inspection will entail a visual inspection of all accessible areas of the property. I will apply my more than 25 years of experience working in the building industry and 12 years as a Building Surveyor. I will be looking for evidence of movement and / or damage in the property, moisture in the property, any evidence of wet or dry rot or woodworm and commenting on any alterations to the property from the point of view of their condition, whether they meet the building regulation and planning, etc. I will be going into the attic and onto flat roofs, where possible, but I will not be going onto any pitched roofs or any area which would be dangerous to access.
