BER Rating Hi there,
I’m looking to get a BER certificate for a 2-storey detached house located in Dublin. The key details are as follows:
Year built: Aprox 1950s (extensively retrofitted in 2019)
Floor area: approx. 110?m²
Wall construction: Solid 200-150mm Brick and Block Wall with 100mm internal PIR insulation, plasterboard finish
Roof: Flat roof with 100mm internal PIR insulation
Floor: Solid concrete floor with 150mm PIR insulation and underfloor heating (150mm PIR sits on top of old floor and below new 150mm concrete slab with underfloor heating)
External Windows and Doors: Triple-glazed throughout
Heating system: Modern SEAI-registered gas combi boiler with time & temperature zone controls smart system (installed in 2019)
Hot water: Provided via the combi boiler
Ventilation: Natural
There’s no secondary heating or renewable systems. Airtightness has not been tested.

We bought a house in 2016 and it had b3 Ber that time. We need a new cert for changing mortgage interest as it is fixed up to the end of June only. The old Ber is outdated.
Since we bought the house we did some improvements:
-changing windows for triple-glazed
-install porch in front of the main door
-converted attic (well isolated)
House has 3 bedrooms, 2 bathrooms, 1 toilet (+ converted and isolated attic)
The whole house has 110 sq m + 30 sq m attic
We have a gas boiler
This year's plans:
PV panels 4kw - waiting for installation
changing gas boiler around September
We can not wait up too we finish all of these investments as we are afraid that interest might change badly. We need cert for this whats we have at the moment.

Windows are mostly double glazed, done in 2003. We have no renewable energy at the moment and the heating system is the original gas boiler.
